2010 Real Estate Predictions ... by you!

Ahhh ... another painful year (for many) in the real estate market is behind us!  Have we continued to learn from the previous lending, valuation and other missteps?  Will we keep the personal and commercial reins tight when it comes to lending in 2010?  Or will we loosen the belt enough for additional progress to occur, spur home development and remodeling; as well as commercial development, leasing and the generation of small business revenue?

Rather than look to the experts, what say you on the year to come?  Which of these statements apply to your personal situation and what do you expect the outcome to be in 2010?  Tell us about your personal situation and what you think the upcoming year holds...
  1. I don't currently own a home and have no plans to purchase one in 2010.  I love my landlord and can't wait to give him / her money every month.
  2. I don't currently own a home, but I've been looking at the falling / stabilizing home prices.  I think now is the time to act and when it comes to obtaining financing for a new home purchase I think ...
  3. I currently own a home.  It's behind in payments / in pre-foreclosure / in short sale / in foreclosure / in bankruptcy.  Here's what I expect my housing situation will be in another 12 months...
  4. I currently own a home.  I'm current on payments but am looking to take advantage of the current market by refinancing or moving.  I expect my refinance or home selling experience to go as follows...
  5. I currently own a home.  I am not refinancing.  I am not moving.  I am independently wealthy and own some of the properties that #1 can't wait to give me money for every month.
